NEW DEVELOPMENT: ARO joins Midtown West market, Leasing live for Bryant Park’s ML House

ARO makes its big entrance to market

Leasing has begun at ARO, a new 62-story, 426-unit luxury rental tower developed by Algin Management, designed by CetraRuddy Architecture, and located at 242 West 53rd Street, between Broadway and Eighth Avenue, in Midtown West.
The award-winning tower, which rises on the former site of the Roseland Ballroom, features a cantilevered design of fluid twists and curves.
“From its initial design stage years ago, Algin Management sought to create a truly special addition to the New York skyline,” said Sean Paroff of Algin Management.
“Without limitation, we always sought, through its stand-out architecture and alluring interior and amenity spaces, to set a new boundary for what a luxury building can accomplish. We are pleased to see that the response so far, with more than 1,800 inquiries prior to the opening of the leasing center, mirrors our excitement about this important project.”
ARO has a 24/7 attended lobby with a full-service concierge.
More than 40,000 square feet of indoor and outdoor amenities span multiple floors, as well as the rooftop. They include:
The ARO Club, a multi-floor indoor and outdoor amenity space complete with three unique lounges;
A sports lounge and another lounge, inspired by a traditional club setting, and a club/game room with billiards and ping pongis also part of the ARO Club.
Multiple landscaped outdoor terraces feature landscape design by Balmori Associates. All spaces will be WiFi-enabled.
There is an indoor pool, chef’s kitchen, private dining room, fitness center, half-basketball court, and golf simulator.
And the ARO Sky Club will feature the building’s fourth lounge, a glass-enclosed rooftop Sky Lounge, and an outdoor pool.
The building’s underground garage, also attended 24/7, offers direct access into ARO. The building features studio, one-, two- and three-bedroom residences, some with balconies.
Additionally, ARO will have two duplexes, including a three-bedroom duplex residence and one four-bedroom duplex penthouse.
Currently, studios are priced from $2,900 per month and three-bedrooms are priced from $7,995 to more than $17,500 per month.

Brooklyn boutique under starters orders

Sales have started at 15 East 19th Street, a new building in a private Prospect Park South cul de sac street offering a selection of 33 residences.
Sales and marketing are being handled by The Tavivian Team at Douglas Elliman. The investors behind the project are New Valley and JVL Property.
Situated at the crossroads of Windsor Terrace, Flatbush and Prospect Lefferts Gardens, the building includes amenities such as a roof terrace, fitness center and bicycle storage.
Units have heated bath floors, open and efficient floor plans, natural light and washer/ dryer hookups.
“With studios starting at $425,000 and one bedrooms available for $485,000, this is the perfect opportunity for a first-time homebuyer or someone who is looking to upgrade to a larger apartment down the road with their delta gains,” according to Yair Tavivian of The Tavivian Team.
The residences feature private outdoor spaces, oak plank nail-down hardwood floor planking, seven foot doors and double pane windows.
The kitchens are equipped with appliances by KitchenAid, including black stainless refrigerators and convection stoves, as well as integrated dishwashers with custom panels. Closings are expected in the early second quarter of 2019.

Leasing underway at ML House

Skyline Developers announced the launch of leasing at ML House, the first and only ground-up luxury rental building in Bryant Park.
Located at 1050 Sixth Avenue, ML House features a collection of 62 open-concept residences paired with a suite of lifestyle amenities, steps away from one of Manhattan’s most iconic parks.
ML House will welcome residents in early 2019 and is currently taking appointments for leasing. Pricing ranges from $3,225 per month for a studio to $14,500 per month for the penthouse residence.
“ML House represents the next step in Bryant Park’s evolution into a thriving live, work, play community,” explained Orin Wilf, president of Skyline Developers. “ML House will cater to high-end renters looking to move into an exciting and central neighborhood.”
ML House is designed by New York-based Gene Kaufman Architects. It rises 25 stories and features 62 homes ranging from studios to two-bedrooms. A selection of residences offers private outdoor space and the building’s penthouse features a private rooftop overlooking Bryant Park.
Residents will enjoy a fitness studio, with Woodway treadmills, Peloton bikes, and Precor strength training equipment.
There is a second floor terrace with an adjacent indoor lounge and ML House has partnered with Luxury Attaché to provide residents with high-end concierge services.
Citi Habitats New Developments is the exclusive marketing and leasing agent for ML House.
