Sean Cahill, Principal and Managing Director of Avison Young’s Fairfield/Westchester office, announced his team has been retained as the exclusive leasing agent for 535 Connecticut Avenue in Norwalk.
Christopher Grundy and James Searl are also on the Avison Young team seeking to secure tenants for the building.
The building contains 179,292 s/f of Class A office space. In September, Avison Young completed the sale of the building to Hanover Norwalk Investors, an affiliate of Hanover Real Estate Partners of Greenwich, Conn.
The building offers a full floor availability of approximately 30,000 s/f as well as built-to-suit and existing suites as small as 1,600 s/f. The building’s current tenants include Crius, UBM, Northwestern Mutual and Belvoir.
Situated along Interstate 95 and on Route 1, the building is considered one of the jewels for existing office space in Fairfield County for its commuting location, visibility and amenities, both in the building and surrounding vicinity.
The six-story building stands near the Norwalk/Darien border offering an on-site cafeteria, fitness center, covered parking, renovated common areas, uniformed concierge services and views of Long Island Sound. Occupants of the office building are in close proximity to shopping, restaurants, hotels and other amenities. Train station shuttles for the South Norwalk train station also run to and from the building.
“535 Connecticut Avenue is a terrific commuting location, has great I-95 access, visibility and offers proximity to all of the great features Norwalk has to offer in terms of restaurants, shopping, business services and strong ownership,” Cahill said.
“It’s convenient to everything, which makes it one of the best locations for businesses seeking new office space.”
