Tishman Speyer gets into flexible office game with Studio Private

Tishman Speyer has launched its own flexible platform that can accommodate full-floor leases on a short-term basis as it looks to compete with third-party providers.

Following the rise in popularity of short-term, tenant-branded office pioneered by companies such as Knotel and adopted by the shared office providers such as WeWork, the global developer has launched its own take on the model, a platform called Studio Private.

Offering exclusive spaces as small as 2,000 s/f up to entire floors, Tishman Speyer will offer leases as short as one year. The first of these in-house flex offices will open in December at Rockefeller Center.

Thais Galli, Tishman Speyer’s senior director of innovation, said Studio Private is a response to market demand for versatile leasing options and hospitality-focused services.

“We are seeing great interest in dedicated office suites from growing companies and smaller business units of mature organizations that are looking to be located in Tishman Speyer buildings and take advantage of the amenities and services we offer,” Galli said.

Unlike other shared and flexible office companies, the spaces in Studio Private will bear no markings of the provider. Instead, the spaces will be tailored to each tenant’s preferences.In addition to being fully furnished, the offices will offer add-on services such as breakfast catering, pantry stocking, and community and event management.

Tishman Speyer also is challenging the likes of third-party amenity providers such as Convene by making its expansive Clubhouse by ZO. center available to flex office tenants. Located at One Rockefeller Plaza, the space features wellness programs, child care, on-site health screenings and medical services, travel planning, community volunteer engagement, personal grooming, rideshares, human resources services as well as food and catering.

“Studio Private is a turnkey solution, offering companies connected, customizable and contemporary spaces without having to make long dated space decisions,” Galli said. “Studio and Studio Private allow our customers to keep their eye on their day-to-day business.”
