A year of searching finally paid off for Engel & Voelkers agent Dolly Hertz when she stuck to her guns on an asking price.
Her LA buyers secured a pied-a-terre at 77 Bleecker Street with a $695,000 all-cash offer after low-balling on dozens of other units.
Hertz explained, “My buyers had seen about 50 units all over Manhattan — 10 in this building alone. Over the course of the year, they asked me to present offers on numerous units, always substantially below asking price, against my advice. They lost every bid, yet persisted in feeling that their strategy would get them a steal.”
When unit #918 hit the market at $695,000, Hertz said, “I suggested they act immediately and offer over asking price. I knew they wouldn’t take my advice, which they didn’t, but they did offer full ask – thankfully in cash, which was the convincer.”
