The New York City office of Avison Young arranged a seven-year, 5,208 S/F lease for Hello & Hola Media, Inc. at One Grand Central Place, a 55-story office tower located on 42nd Street between Madison and Park Avenues. The space will serve as the new company headquarters for the Spanish media company and also represents their first Manhattan presence. Robin Kelz, Senior Director Avison Young, represented the tenant. The building’s landlord, Empire State Realty Trust, was represented in-house by Julie Christiano, Assistant Vice President, Leasing. Founded in 1944, the family-owned Hello & Hola Media, Inc. is widely recognized around the world as the publisher of its namesake glamour publication Hola! Magazine and Hello! Magazine, distributed in 120 countries in nine different languages.
The Xerxes Group and Infinity Real Estate announced the lease of the 4,110 s/f penthouse suite at 587 Fifth Avenue to independent music publisher, Arcade Songs. the property is undergoing a renovation that includes a full lobby remodel by Julian Von Der Schulenburg and upgrading several floors and renovating the elevator cabs. Advisors Commercial Real Estate is marketing the remaining space available on the column-free third floor (4,425 s/f), which connects by internal staircase to the fourth floor but may be leased separately (4,425 s/f), the eighth floor (1,518 s/f) and the column-free ninth floor (4,110 s/f). Jeffrey Zund, Brett Hanfling and Elie Steinberg are handling the leasing assignment.
SCG Retail, the urban division of The Shopping Center Group, announced its expansion to 7,500 s/f on the 18th at 250 West 57th Street. Owned by Empire State Realty Trust, the building was recently renovated with a state-of-the art lobby. Harry Blair of Cushman & Wakefield and Keith Cody of ESRT represented the landlord; David Firestein, managing partner of SCG Retail represented his brokerage firm.
Syosset-based Milvado Property Group has signed nine new leases in the first quarter of 2018, totaling approximately 49,500 s/f. JoAnn Stock, Director of Leasing, announced the following trnasactions:
• Maryland Coin and Collectables signed on for 2,300 s/f of office space at 200 13th Avenue in Ronkonkoma. Brian McGuire of Coldwell Banker Commercial Island Corporate Services represented the tenant.
• Chem-Master International, Inc., which signed on for 2,800 s/f at 275 Marcus Boulevard, a multi-tenant flex building, within the Hauppauge Industrial Park. Brian McGuire of Coldwell Banker Commercial Island Corporate Services represented the tenant.
• Atlantic Essentials, which signed on for 5,841 s/f also at 275 Marcus Boulevard. Doug Donatelli of Metro Realty represented the tenant.

• Visual ID, which signed on for 10,700 s/f at 600 West John Street, a 211,000 s/f industrial manufacturing, warehouse, and office building in Hicksville. Matt Balzano of Schacker Realty represented the tenant.
• S&K Distribution, which signed on for 10,200 s/f, also at 600 West John Street. Brian Cleva of Cleva Philips represented the tenant.
• Reading Town, which signed on for 2,194 s/f at 6851 Jericho Turnpike, two-story, multi-tenant office building in Syosset. Brandon Yoon of Coach Realty represented the tenant.
• Lieber Brokers, which signed on for 4,411 s/f also at 6851 Jericho Turnpike. Larry Schusheim of LMS Corporate Realty represented the tenant.
• Technopath Northwell Health, which signed on for 6,900 s/f at 99 Lafayette Drive, multi-tenant industrial and office building, in Syosset. Steve Epstein of United Realty represented the tenant.
Lee & Associates announced the following leases:
• Garry Steinberg, Executive Managing Director, Jaime Schultz, Managing Director and Jeffrey Lopez, Associate, arranged a 3,300 s/f lease at 96 North 5th Street, between Wythe Avenue and Berry Street in Williamsburg, for Berry & White Billiards, a new billiards bar. This will be the brand’s first location. The space consists of 1,400 s/f on the ground level, 1,400 s/f on the lower level and a 500 s/f backyard. Surrounding businesses include Whole Foods Market, Apple Williamsburg, Toby’s Estate Coffee and Sweet Chick. The Lee NYC team represented both the tenant as well as the landlord, ZSR N5 LLC, in the 10-year lease. Asking rent was $125 psf.
• Dennis Someck, Executive Managing Director/Principal, Justin Myers, Managing Director/Principal and Aidan Velle, Associate, arranged a 2,526 s/f lease on the 10th floor at 16 West 36th Street for Indiewalls. The online marketplace acts as a commercial art consultant by pitching art directly to buyers. The company then manages the contracts, production, logistics and installation. The Indiewalls team had outgrown their co-working space and was ready to open an official headquarters in New York City. The landlord, Kiamie Industries, was represented by Howard Epstein of HSP Real Estate Group. The asking rent was $48 psf.
Kamber Management Company has signed approximately 15,000S/F of new office leases at Tower 45, a modern Class A office building in Midtown Manhattan. The 458,446 S/F office tower was acquired by Kamber Management Company in September 2015. Mitti Liebersohn of Avison Young and Steven Levy of Kamber Management Company represented ownership in the transactions.
• Opti Capital Management, a newly-launched hedge fund, has signed a three-year lease for 2,105 s/f on the 30th floor. Jasmin Ji at Compass represented the tenant in this transaction.
• Tibco, a software company that targets digital businesses, has renewed a five-year lease for the full 18th floor, totaling 12,919 s/f. Jamie Katcher at Cushman and Wakefield represented the tenant .
Hunt Corporate Services, Inc. announced the following leases:
• Liebert Corp leased 15,890 s/f of industrial space at 125 Newtown Road, Plainview, NY. David G. Hunt of Hunt represented the landlord, Anton-Cerrone Associates, in the lease negotiations. Phil D’Avanzo of Cushman & Wakefield of Long Island represented the tenant.
• Calling All Kids, Again has renewed its lease of 12,376 s/f of space at 1860 Walt Whitman Road, Melville, NY. David G. Calling All Kids, Again is a New York State licensed center for children 6 weeks to 12 years.
