Extell Development has filed plans for its Hard Rock Hotel development at 159 West 48th Street.
Extell and Hard Rock International initially announced a partnership to build a 445-key hotel at the mid-block area between Sixth and Seventh Avenue. The joint venture now plans to build a 35-story, 437-key hotel, according to a permit application filed with the Department of Buildings. If the plan is approved as proposed, the 207,121 s/f building would be 403 feet tall.
The planned structure will have a restaurant covering the cellar, ground floor and the second floor and a rooftop terrace on the 32nd floor. The hotel will also have a “rock gym” on the third floor and a “rock star suite” covering the 33rd and 34th floor.
The Hard Rock Hotel will replace a seven-story garage and a five-story tenement building. The property will be located on a segment of 48th Street that was once known as Music Row. Music store Sam Ash, which once occupied the base of the garage, has moved to 34th Street.
Extell has three other hotels in Manhattan. The firm’s portfolio includes the Hyatt Times Square at 135 West 45th Street, the Park Hyatt Hotel at 153 West 57th Street and the W Hotel Times Square at 1567 Broadway.
