Leases: Onia leases 8,772 s/f at 10 East 40th St., Christopher Fischer takes space at 530 7th Ave.

Newmark Grubb Knight Frank announced the following leases:

  • Luxury swim and resort-wear brand, Onia, has leased the entire 37th floor of 10 East 40th Street. The 8,772 s/f tower floor will house the brand’s new headquarters. Justin DiMare represented the tenant in the transaction. Onia’s headquarters were previously located at 8 East 41st Street, where the brand occupied 7,000 s/f across three floors. The relocation serves as an expansion of the company as well as a reorganization, allowing all employees to work on one, open floor.
  • NGKF Retail announced that Capital One has renewed its lease for 6,822 s/f at 470 Park Avenue South. Tom Citron, Matthew Krell and Jared Lack represented the landlords, TH Real Estate (an investment affiliate of Nuveen, formerly known as TIAA Global Asset Management) and Norges Bank Investment Management, in the transaction. Capital One has fully renovated the space, which is used as their flagship branch. The bank will continue to occupy 3,074 s/f on the ground floor, 2,800 s/f on the lower level and 948 s/f on the mezzanine.

Christopher Fischer, a global cashmere brand, has committed to showroom space at Space 530 located on the mezzanine level of 530 Seventh Avenue. Space 530 is a  full-service private office, showroom space and co-working environment for brands, creative and tech companies. Marc Schoen of The Schoen Group at Savitt Partners advised Christopher Fischer in the deal which also gives Christopher Fischer direct access to The Skylark, ideal for after work cocktails and private events located at the top of 530 Seventh Avenue.

Recruiting software firm JobDiva is expanding at Equity Office’s 44 Wall Street. The company, which has been in the building since 2010, signed a lease for 3,300 s/f of pre-built office space on the fifth floor. This brings the firm’s total footprint in the building to 21,000 s/f. It currently has space in the tower’s 16th and 18th floors. John Thompson of Douglas Elliman Commercial represented JobDiva in the transaction.  Meanwhile, Equity Office was represented in-house by a team led by Scott Silverstein and Zachary Freeman.

The Kaufman Organization announced that London-based design agency, Design Bridge, has signed a 5,702 s/f full-floor lease on the seventh floor at 45 West 27th Street (45W27), the newly brought to market office building in Kaufman’s Madison Square Portfolio. Design Bridge has a global presence in London, Amsterdam and Singapore and is now marking its 30th year anniversary with the expansion of its New York City footprint. Kaufman’s Grant Greenspan, Michael Heaner and Elliot Warren represented the landlord, 45 W 27 Leasehold LLC, in the transaction. Asking rent was in the mid-$60’s psf range.
