Industrie Capital Partners activates TAMI development in Gowanus

Industrie Capital Partners announced that it has officially kicked off a strategic leasing campaign for Roulston House – Gowanus, the organization’s redevelopment of the largest mixed-use project in the heart of Gowanus.

The state-of-the-art, Class A building, totaling 200,000 s/f, will serve as the neighborhood’s most significant option for TAMI tenants, as well as food and beverage retailers, providing creative work spaces and a dynamic after-hours destination for the entire community.

Backed by a major capital improvement program, the amenity-driven Roulston House is being designed by Morris Adjmi, with the avant-garde architect applying the same place-making sense of creativity and excitement as he recently did for both the Wythe Hotel in Williamsburg and the Samsung 837 project in the Meatpacking District.

The Roulston House’s efficient and flexible design lends to different size tenants, with up to 200,000 s/f of office space, and up to 70,000 s/f of ground-floor retail.

The property also offers four roof-deck options with outdoor seating and Brooklyn and Manhattan skyline views.

The brick-and-beam structure is accessible for most tenancies, offering 27,000 to 41,000 s/f full-floor floorplates, with light on all four sides, and up to 15 ft. ceiling heights throughout.

Food and beverage tenants have an option to occupy column-free space and up to 25 ft. ceilings, with private roof-deck space.

In addition, the developer will provide tenants with a wide spectrum of amenities, including bike storage, shower facilities, common areas, interior lounges, and parking, and is aiming to secure a LEED certified rating, and a Wired Certified Platinum rating for maximum connectivity.

Situated on 9th Street between Smith and 2nd Avenue, Roulston House is an ideal office location for firms with employees who live in Brooklyn, specifically Gowanus, Carroll Gardens, Cobble Hill, Park Slope, Boerum Hill, Sunset Park, and Downtown Brooklyn.

The property is immediately accessible via the F, R, and G subway lines, the cross-canal bicycle routes at 9th St., 3rd St., and Union St., and multiple bus lines, and is within easy driving access to the Brooklyn Battery Tunnel, Brooklyn Queens Expressway, and multiple bridges.

Redevelopment of Roulston House has already begun, with tenant fit-outs projected to start late 2017. The leasing program is also underway. Several tenants have already expressed interest in taking space at the site. The developer is also speaking with several retailers, including larger-scale food and beverage operators who can create a fun, exciting destination both for the office workers in the building and the neighborhood at large.

The Cushman & Wakefield brokerage team of Bruce Mosler, Mikael Nahmias, Joseph Cirone, Patrick Dugan, and Helen Paul has been retained as the building’s exclusive leasing agent for the property’s office space.
