LEASES: Adams & Co complete two Flatiron leases; Savills Studley arranges five-year for Fiverr

NEW YORK

Adams & Co. completed two leases totaling 11,188 s/f at 49 West 23rd Street. Baltz and Company, a lifestyle public relations agency, and Diply USA, a social entertainment website, signed full-floor leases to occupy the seventh and ninth floors of the 12-floor building.

• Diply USA, Inc. signed a 5,594 s/f, five-year-and-one-month lease for the entire seventh floor. The social news and entertainment website will use the space for general and executive offices. Jim Buslik, principal of Adams & Co., Alan Bonett and Bradley Cohn represented the landlord, Twenty Three R.P. Associates, while Taylor Scheinman and Silvio Petriello of CBRE represented the tenant.

Baltz & Company, Inc. renewed its 5,594 s/f lease for the entire ninth floor. The lifestyle public relations agency, specializing in travel, hospitality and consumer products, will utilize the ninth floor for general and executive office space. Jim Buslik, Alan Bonett and Bradley Cohn represented the landlord, Asking rent was $64 psf for the six-year lease.

Savills Studley arranged a five year lease with Fiverr at 38 Greene Street, a 5-story elevator office building at the corner of Grand Street in SoHo. Fiverr is ‘the world’s largest freelance services marketplace for lean entrepreneurs.” The 2nd floor commercial loft space is 9,400 s/f. The asking rent was $84 psf and the space features exposed brick, 5 glass offices, 20 wraparound windows and 16 ft. high ceilings. Fiverr was represented by Gabe Marans and Sean Hoffman at Savills Studley. The landlord Zar Property NY, was represented in-house by David Zar. The tenant will be relocating out of 2,600 s/f at 401 Broadway.

Schuckman Realty has facilitated the lease of two new Zwanger-Pesiri Radiology Locations in Queens, NY. Both locations to open in 2018. Ari Malul of Schuckman Realty represented both sides. The lease involved significant infrastructure renovation to support the weight of MRI Imaging machines.

• A 14,000 s/f lease was signed for 102-34 Atlantic Avenue, Ozone Park, which is scheduled to open soon.

• A second site was also signed at 8812 Queens Boulevard in Elmhurst, Queens for over 10,000 s/f with a 10,000 s/f basement that will also be used for imaging. The Elmhurst Zwanger-Pesiri location was chosen not only because of its proximity to retail and available parking, but will also allow Zwanger-Pesiri to utilize an existing one-of-a-kind double-sided billboard to promote its services.
