Co-working company Spaces takes 100,000 s/f at Brookfield’s Manhattan West

Brookfield Property Partners  announced that Spaces, the Amsterdam-born creative workspace pioneer, has signed a 10-year lease for 103,000 s/f for its new flagship at The Lofts.

Located at 424-434 West 33rd Street, The Lofts at Manhattan West is one of the six buildings in the 8-acre Manhattan West development. Spaces is the first tenant to execute a lease at the building, taking space on seven floors (7-13) as well as a private street level entrance and lobby soon to be redeveloped.

With nearly 100 locations across the world, Spaces is a community for innovators, creatives, and entrepreneurs, offering memberships for flexible, shared workspaces as well as events, meetings, and workshops. Business and networking events will be hosted at the site to further encourage connection and collaboration, including Tedx Talks, which bring TED-style events hosted by community residents to Spaces locations worldwide.

Spaces was represented by Jim Wenk, Brannan Moss and Kirill Azovtesv of JLL and Brookfield was represented by Bruce Mosler, Josh Kuriloff, Robert Lowe, Ethan Silverstein, Matthias Li and Whitney Anderson of Cushman & Wakefield.

The Lofts at Manhattan West is a boutique 13-story, 202,000-square-foot commercial building featuring 15,000-square-foot open floor plates, high ceilings, multiple terraces, exposed I-beam columns, and a 2,000-square-foot rooftop that will be an integral part of Spaces’ program.  Earlier this year, Brookfield commenced a comprehensive repositioning of the building to upgrade all of the mechanical systems, renovate the lobbies and elevators, and integrate it with Manhattan West’s retail premises.

Manhattan West is an eight-acre, six-building mixed-use development, stretching from Ninth Avenue to Tenth Avenue and 31st Street to 33rd Street. In Brookfield placemaking style, Manhattan West will feature nearly six million square feet of Class-A office space (including The Lofts, Five Manhattan West, and the brand-new buildings One and Two Manhattan West), luxury residences at The Eugene, and a boutique hotel. A vibrant urban landscape with landscaped gardens and dynamic street-front retail will bring together high-end, experiential shops and innovative culinary concepts, all enlivened with public art and events by Arts Brookfield, Brookfield’s award-winning arts and entertainment program.

In addition to Spaces, Brookfield has signed Amazon, JP Morgan Chase and RGA at Five Manhattan West, and Accenture, EY, McKool Smith, the NHL, and Skadden, Arps, Slate, Meagher & Flom at One Manhattan West.
