Amazon closes 360,000 s/f lease at Brookfield’s Five Manhattan West

Brookfield has signed a 360,000 s/f lease at Brookfield’s Five Manhattan West.

The firm, which recently announced a search for its “second headquarters,” finalized a deal to take the entire sixth and seventh floors and a portion of eighth and tenth floors. The deal boosts occupancy in the 16-story tower to 99 percent. Aside from the lease, Amazon also announced that it will create 2,000 jobs in New York City.

“Amazon’s expansion is the latest example of a leading company drawn to Manhattan West by the unparalleled access, state-of-the-art office space, and experiential culinary, health and wellness and fashion provided by Brookfield’s newest placemaking destination,” said Ric Clark, Brookfield Property Partners’ senior managing partner and chairman.

Last week, Amazon announced plans to build a second headquarters outside of its 8.1 million s/f campus in Seattle. The audition process is still ongoing, and New York is competing against other major cities such as Washington, Atlanta, Toronto, Chicago and Boston.

The 1.8 million s/f property, which covers Tenth Avenue from 31st to 33rd Street, was designed by REX Architects. Other office tenants in the building include JP Morgan, financial data firm Markit and R/GA Media. Last March, Whole Foods signed a 60,000 s/f lease for the tower’s ground floor retail space.

The building is part of the Manhattan West megaproject in the Far West Side of Manhattan. The eight-acre six-building complex, which covers Ninth Avenue and Tenth Avenue between 31st and 33rd Street, will contain nearly six million s/f of office space, a rental building and a hotel.

Amazon was represented by JLL’s Derek Trulson, Josh Stuart, Bill Peters and Clay Nielsen. Meanwhile, Brookfield was represented by Cushman & Wakefield’s Bruce Mosler, Josh Kuriloff, Rob Lowe, Ethan Silverstein and Matthias Li, and in-house by Jeremiah Larkin, Duncan McCuaig and Alex Liscio.
