Hotel-to-rental conversion set to open
LeFrak is converting the former Affinia Hotel in midtown into a luxury rental building.
The developer just released renderings of the Murray Hill Marquis, a 37-story hotel-to-rental conversion at 150 East 34th Street.
The property will be converted by affiliates of LeFrak, which is growing its portfolio of Marquis brand properties throughout Manhattan
Murray Hill Marquis will offer 260 no-fee studio and one-bedrooms. Realty Operations Group will handle leasing, which is expect to get underway later this month.
The building interiors will get a modern upgrade with stainless steelkitchens, hardwood floors, pre-wiring for telephone, cable TV, Wi-Fi and Verizon FiOs services. Amenities will include a gym, co-working space, a resident lounge and a 24-hour attended lobby
Pricing will range from $2,575 a month for studios to $3,425 for one-bedrooms.

Lindley launches sales in Murray Hill
Murray Hill’s The Lindley has just opened its on-site sales gallery and launched sales.
The 20-story condo offers 74 studios to three bedrooms, with pricing starting from the $900,000s.
Design Within Reach collaborated to furnish the communal spaces. Amenities include a 24/7 concierge service, residents’ lounge, fitness center, resident superintendent, bike storage and private storage. A roof garden will have a grilling and dining area.
Developed by CBSK Ironstate, the building was designed inside and out by Rawlings Architects. The Marketing Directors are exclusively handing sales and marketing.

Verona debuts in Astoria
The Corcoran Group’s Gavrilov/Grosso Team has launched the Verona Condominium in Astoria.
Located at 21-17 31st Avenue, it has 56 studios to two-bedroom condos priced from $495,000 to $1,300,000 for a penthouse with outdoor space.
The building was developed by Park Construction Corp. and designed by Meltzer/Costa & Associates.

Greepoint trendsetter open for business
Sales are underway at The Greenpoint, a first-of-its-kind tower along the East River in Brooklyn.
Located along the East River Ferry pier and a new public waterfront park to be built by The Greenpoint’s developers – Mack Real Estate Group and Palin Enterprises, in conjunction with Urban Development Partners – condo is the neighborhood’s tallest building at 40 stories and nearly 400 ft.
It offers 95 studios through three-bedrooms beginning on the 28th floor. The tower has already topped out, with occupancy expected to begin in less than one year.
It will have 30,000 s/fof indoor and outdoor amenities including a sun deck, club room, co-working station and basketball court. A courtyard lounge dubbed Greenpoint Gardens will provide a patio dining area and grilling stations, hammock grove and more.
The building will make the waterfront around the ferry stop active and accessible, by way of a new 29,000 s/f public park and retail component that will include a restaurant from Marcus Samuelsson, the superstar chef’s first in Brooklyn.

Douglaston Development’s third project on the Williamsburg waterfront, LEVEL, at 2 North Sixth Place, is now leasing residences for immediate move-in.
The 40-story tower, designed by Stephen B. Jacobs, includes an array of amenities. It has a roof deck, whirlpool, steam room, fitness center, yoga room, children’s play space and barbecue grills.
The lobby overlooks a landscaped courtyard and reflecting pool; an indoor-outdoor swimming pool is located on the ninth floor. There is also a terrace lounge with fireplace and club lounge with demonstration kitchen.
Services include a 24-hour concierge and valet to co-ordinate dry cleaning, housekeeping and dog walking. Residents will also have access to on-site bicycle storage and parking.

Model at Tribeca Beach
HFZ Capital Group unveiled the model unit for 11 Beach Street.
thomas Juul-Hansen was responsible for the project’s interior decoration and design. Working with BKSK Architects and Joy Construction, HFZ modernized the century-old manufacturing building and created a glamorous TriBeCa residence.
A terra cotta-clad courtyard atrium was added to provide further light for the units. At the base of the atrium is an origami-shaped glass pyramid roof that encloses the fitness center.
Additional amenities were curated for family living, including a children’s entertainment room and a landscaped roof garden.

JC tower for young professionals looking to Nest
Ground has been broken for Nest Micro Apartments in Jersey City, NJ.
The 122-unit development is the first private non-subsidized new construction building to offer 100 percent furnished studio units that are under 300 s/f in the New York City-metro area since the 1980’s.
Nest Micro’s fully-furnished apartments will start at under $1,300.
Design and transformable furniture maximizes every inch of the building at Academy Street between Summit and Baldwin that is being developed by Smart Living Development, LLC, an entity formed by KSNY and Strategic Properties,

Gowanus rental takes bow
Ideal Properties Group announced the soft launch of The Ninth, at 203 9th Street in Gowanus.
The 10-unit contemporary rental building features a mural on its exterior wall by Dutch artist, Eelco ‘Virus’ van den Berg.
The work pays homage to iconic Gowanus imagery such as its canal, The Daily News plant, former Kentile Floors signage and the RKO Prospect Theater.
The centerpiece interprets the Battle of Brooklyn and honors American Revolutionary soldiers remembered as the Maryland 400, who ultimately saved America’s Army from British defeat.
