Muss launches 1 Brooklyn Bay
Muss Development announced the launch of sales at 1 Brooklyn Bay Condominiums, the developer’s new luxury residential tower in Sheepshead Bay, and the tallest building in South Brooklyn.

The condominiums occupy the top 11 floors of the 36-story building. Initial availability will include one – three bedroom residences starting at $525,000. The building houses a penthouse collection including two half-floor, four-bedroom residences that feature terraces and panoramic views. Parking will be available for select units at an additional fee.

Designed by architecture firm Perkins Eastman and located at 1524 Sheepshead Bay Road, 1 Brooklyn Bay is being constructed in partnership with AvalonBay, a developer of luxury rental properties. Occupancy is slated for early 2018.

TCO for new NoMad boutique

Tessler Developments announced that One Seventy Two Madison residential tower, located on the northwest corner of 33rd Street, has received its TCO, and that closings have begun.
Now that the NoMad project has its TCO, buyers are scheduling closings and already moving into their new residences and pieds-à-terre, according to Compass Development, which assumed sales of the project in February.

The luxury condominium’s 72-units have a full-time doorman, concierge, resident lounge, outdoor plaza, pool, Jacuzzi, steam rooms, health club, club room, pet spa and playroom. Storage is available for resident purchase.
The boutique building is designed with no more than three residences per floor. In addition to the one-, two- and three-bedroom homes, there are four, full-floor penthouses with terraces, as well as the full-floor Mansion with its own pool, and a triplex SkyHouse, which tops the tower with its own private pool and private elevator to access the three floors as an alternative to its interior staircase.

Related Companies has revealed the building at 530 West 30th Street, a new luxury rental called One Hudson Yards.
Located across the street from Fifteen Hudson Yards and next-door to Abington House, One Hudson Yards is a 33-story stone and glass building designed by Davis Brody Bond with interiors by Andre Kikoski Architect.
This building amenities include a bowling alley and an 82-foot pool. The apartments range from one- to three-bedrooms, with a single four-bedroom penthouse. Units are all built to condo specifications with 10 ft. ceilings, Miele appliances and high-quality finishes. Rents will start at $5,095. Leasing is slated to begin this summer.
● TACONIC / MITSUI FUDOSAM
Leasing underway at new Hell’s Kitchen rental

Taconic Investment Partners and development partner, Mitsui Fudosan America announced that leasing has commenced at 525 West 52nd Street in Hell’s Kitchen.
The two-tower luxury rental development will offer 392 residences.
Handel Architects is credited with the design of both the exterior and interior of the development whose two towers stand at 22- and 14-stories respectively.
The design features a classic brick façade and industrially-inspired interiors which pay homage to the factories that once helped define the area.
All homes at 525 offer European-style millwork, condo-quality kitchens and bathrooms, state-of-the-art appliances, high-end materials and windows that frame views of the Hudson River and the NYC skyline. Many residences have outdoor space with terraces.
The building has a 10,000 s/f through-block lobby with polished concrete gallery floors, corten steel sculptural elements, wood ceilings and art pieces.

525 West 52nd Street

A landscaped atrium is open to the sky and extends from the second floor amenity deck down to the recreation level and features a green wall and planted garden designed by landscape design firm, Future Green Studio.
Amenity spaces include a 15,000 s/f courtyard with a bocce court, shuffle board, and multiple barbecue grills.
The lobby has co-working space, conference rooms, and lounge with fireplace. The recreation level features a sports lounge with two golf stimulators by Full Swing Golf and custom pool tables; a library stocked by The Strand bookstore; a screening room; and a pet care salon by Throw Me a Bone.
Leasing and marketing is by The Marketing Directors and pricing starts at $2,730 per month for a studio and goes up to $6,900 for a two-bedroom home with a terrace .

East River Partners LLC (ERP) has transformed three historic 1895 brick and limestone original C.P.H. Gilbert mansions on Manhattan’s Upper West Side into seven luxury condominiums with modern finishes.

272 West 86th Street

The residences at 272 West 86th Street offer loft-like living spaces that are filled with natural light.
“People get a chance to live in a new state-of-the-art structure discreetly tucked behind these private and exclusive C.P.H. Gilbert mansions, with the luxury of a doorman, and the intimate feel of a boutique condominium.,” said Joseph Cohen, co-principal at East River Partners.
ERP purchased the West 86th Street property, comprised of three adjacent grand mansions, (272-276 West 86th Street) back in 2013 from another developer who had planned to demolish the existing structure and replace them with a high-rise condominium.
The residences at 272 West 86th Street range from three to six bedrooms. Prices begin at $4,795,000.
