Brookfield Property Partners announced a 60,000 s/f retail lease with Whole Foods Market at 5 Manhattan West, part of its new eight-acre neighborhood being developed in the Hudson Yards district on Manhattan’s west side.
It will be located at the southwest corner of the Manhattan West complex at 10th Avenue and 31st Street. Brookfield is the global leader in building placemaking destinations in major cities, and the introduction of a new Whole Foods Market is a significant first step in creating a first-of-its-kind global retail hub at Manhattan West.

With more than 250,000 s/fof retail space within Manhattan West, Brookfield is creating a first-of-its-kind solution for urban retail at the eight-acre space. Building on the success of Brookfield Place New York, Brookfield will develop curated destinations for food, fitness, technology, fashion and sports, with more than half of the space devoted to food and fitness.
The Whole Foods Market will provide a unique opportunity to dine-in, take-out or shop from some of the most innovative, chef-inspired culinary and beverage options from countries around the world.
Manhattan West will also include an array of other culinary and retail experiences. The fitness destination will feature multiple boutique healthy lifestyle brands, creating a one-of-a-kind model that promotes an unrivaled selection of fitness opportunities. Similarly, Manhattan West’s sports destination will be anchored by a flagship retail experience created by the NHL, which announced it will locate its global headquarters at the complex.

Located on Tenth Avenue and spanning from 31st to 33rd Streets, Five Manhattan West is a 16-story, 1.8 million-square-foot building that features 100,000 s/f of retail space. At the building formerly known as 450 West 33rd Street, Brookfield undertook a $300 redevelopment program. Designed by REX Architects, the project transformed the building into a collaborative space with large floor plates and floor-to-ceiling glass, creating environments that foster innovation and exploration for cutting-edge companies.
Five Manhattan West, including the Whole Foods Market, will share a public plaza, called Magnolia Court, with Manhattan West’s recently opened, 62-story luxury rental building, The Eugene.
Manhattan West is an eight-acre, six-building mixed-use development, stretching from Ninth Avenue to Tenth Avenue and 31st Street to 33rd Street. It will feature nearly six million square feet of Class-A office space, luxury residences, a boutique hotel, landscaped gardens and street-front retail that will bring together high-end, experiential shops and innovative culinary concepts, all enlivened with public art and events by Arts Brookfield, Brookfield’s award-winning arts and entertainment program.
The Whole Foods Market announcement follows on the heels of the launch of luxury residences at The Eugene and the decision by the National Hockey League (NHL) to relocate its headquarters to One Manhattan West, the 67-story, 2.1-million-square-foot office tower expected to open in 2019. The NHL joins anchor tenant Skadden, Arps, Slate, Meagher, & Flom LLP.
