Leasing underway at Downtown Brooklyn rental 

AvalonBay Communities, Inc. announced the launch of leasing at Avalon Willoughby Square, 326 upscale rental apartment homes located in the heart of Downtown Brooklyn. The thoughtfully-designed residences occupy floors 31 to 58 in the 634-foot, 58-story apartment building. Residents of the high rise, which is anticipated to receive a LEED Silver rating, will have access to a host of unique amenities, such as an enchanted forest-themed children’s playroom, gorgeous rooftop spaces with indoor and outdoor lounge areas, dog parks divided for breeds of different sizes, a pet spa with JOG A DOG treadmill, and private dining room with demonstration kitchen.

Designed by SLCE Architects with interiors by CETRA/Ruddy, the 399- to 1,513-square foot apartment homes feature floor-to-ceiling windows, sweeping city skyline views, in-unit washers and dryers, gourmet kitchens with stainless steel appliances and quartz-stone countertops, and hard-surface plank flooring.

Avalon Willoughby Square construction is expected to be completed in 2016. The leasing office will be located on the 31st floor via the Duffield Street entrance.

Village condo building nearly 40 percent sold after six weeks

William Macklowe Company and Goldman Sachs announced that 21 East 12th Street is nearly 40 percent sold since opening for sale merely six weeks ago. The team, notably, has sold substantial inventory at the top of the building, including both penthouse residences.

The glass-enclosed duplex penthouses at 21 East 12th Street offer three exposures and large private terraces in addition to balconies off of the master baths and upper level bedrooms. Penthouse A was priced at $14.750 million, offering 3,249 square feet of interior space and 969 square feet of outdoor space, while Penthouse B was priced at $16.5 million with 3,664 square feet of interior space and 665 square feet of outdoor space.

Selldorf Architects designed 21 East 12th Street to take advantage of the neighborhood’s predominantly low-rise surroundings. Set back on a podium, the 22-story, slender building amplifies city views while bringing sunlight to the podium garden and streets below. Its buff-colored exterior and inset casement windows are a contemporary translation of the limestone-faced prewar apartment buildings of Greenwich Village.

Available residences are priced at $2.4 million for one-bedrooms; $4 million for two-bedrooms; $5.5 million for three-bedrooms; $8.25 million for four-bedrooms, and two townhomes starting at $12 million.

LIC rental tower launches leasing

Leasing has launched at Aurora – 132 luxury rental residences atop the new 30-story, mixed-use tower in Long Island City with views of the Manhattan skyline, the East River and many of the city’s iconic bridges.

Developed by G. Holdings, and designed by Michael Arad of Handel Architects, Aurora is a striking fusion of concrete and glass, which also includes retail space, a public parking garage, and a 160 room Courtyard by Marriott hotel below. Douglas Elliman Development Marketing is exclusively handling the marketing and leasing efforts for the project.

The residences at Aurora range from one-bedroom to three-bedroom apartments and include floor-to-ceiling windows, nine to eleven-foot ceiling heights, wide plank oak flooring and solar shades. The kitchens are outfitted with pure white quartz countertops, Bertazzoni stainless steel gas ranges, ovens and stoves, Bosch built-in dishwashers and paneled Leibherr built-in refrigerators. Aurora bathrooms are finished with porcelain tile floors, Grohe chrome showers and faucets, and recessed lighting.
