Adams & Co. Real Estate, LLC brokered a 4,223-square-foot new lease for SSV Ventures at 10 West 33rd Street. The company will use the space as an office and showroom for the LLC’s fashion brands, Free Planet and Eco Malibu.
David Levy, principal of Adams & Co., represented the tenant and the landlord, Ten West Thirty Third Associates. Although the details of the transaction were not disclosed, asking rent was $60 per square foot.
SSV Ventures LLC is the owner of the Free Planet and Eco Malibu fashion lines. Free Planet sells women’s accessories, including hats, scarves, gloves and footwear. Eco Malibu is an active fashion accessory brand that uses eco-friendly materials like organic cotton, bamboo and natural dyes.
Built in 1914, 10 West 33rd Street is a 13-story, 319,200-square-foot building located between Fifth Avenue and Broadway. Notable tenants include A Classic Time Watch Co., Rugged Equipment, Global Design Concepts and Gina Group, with retail tenants Legends Bar & Grill, BCD Tofu House, and United States Post Office.
Royal Properties, Inc. announced that Hungry Guys, LLC d/b/a Hardee’s signed a 20-year lease at Neptune Commerce Center, US Route 9 & Neptune Road in Poughkeepsie, NY.
Hardee’s has signed a lease for a 1.46 acre lot and built a 3,400+/- square foot building with a drive-thru. This parcel is north of Dunkin’ Donuts and directly in front of Crunch Fitness and Bounce Trampoline Sports at the newly redeveloped Neptune Commerce Center which is set on approximately 9 acres in the Mid-Hudson Valley’s flourishing Dutchess County.
Neptune Commerce Center encompasses 85,000 square feet of the area’s most convenient indoor recreation, service retail and restaurant uses. The highly visible project is located on U.S. Route 9 (South Road) in the Town of Poughkeepsie, Dutchess County, New York and is near the IBM Corporation’s 300 acre, 4.2 million square foot Poughkeepsie Campus (office, R&D and manufacturing facilities) with over 4,000 employees.
T. Weiss Realty Corp. reported new leases and renewals totaling nearly 24,000 square feet across its four Melville office properties during the first quarter of 2016.

Marvin Hartman, Executive Vice President at Pliskin Realty & Development, recently brokered two new leases on behalf of Advance Auto Parts (AAP), the largest aftermarket parts retailers in North America with whom he has a longstanding relationship. The two new transactions included:
•A 10-year lease for a 7,000 square foot, build-to-suit space located at 120 E. Sanford Boulevard, Mt. Vernon, NY. Hartman represented AAP and David Scotto of Friedland Realty represented the land owner, East Sanford Realty, LLC, who will be building a new facility for AAP on its land.

Cushman & Wakefield announced nearly 40,000 square feet in leasing and renewal activity at Cedar Knolls Corporate Center, following the recent completion of a major capital improvement program at the 118,000-square-foot, Class A office building.
Paul Giannone, Kevin Carton and Matthew Scozzari of the commercial real estate services firm’s Edison, N.J., office serve as leasing agents for the property, owned by MB1 Capital Partners. MB1 Capital Partners is a seasoned investor and developer of high-quality commercial real estate assets, focusing on the tri-state area and other select U.S. markets, with offices in Belmar, New Jersey.
•Eclipse Marketing relocated from Morristown to Cedar Knolls Corporate Center, committing to 10,652 square feet. Cushman & Wakefield’s Jon Williams represented the tenant in its long-term lease.

•Avalon Risk expanded and renewed totaling 3,019 square feet.
•MacNeill, O’Neill & Riveles LLC, a law firm, leased 5,212 square feet at the property, relocating within the local market. Fred Hyatt served as tenant broker in the long-term transaction.
•Existing tenants like Surety Advisors & Risk Management, LLC are looking forward to the anticipated move within the building to their new 4,345-square-foot space on the fourth floor at Cedar Knolls Corporate Center. Erin Wenzler from CBRE represented the long-time tenant in negotiating its new terms.
•AFA Dispensing opened its first regional office in 4,145 square feet at the building and was represented by JLL’s Jason Benson and Scott Stange in the long-term transaction.
MB1 Capital Partners purchased Cedar Knolls Corporate Center in 2012 and since then has implemented a number of property enhancements at the Energy Star-labeled building. This included the introduction of a full-service cafeteria with coffee bar and a 600-square-foot shared executive conference room.
The firm renovated the lobby with lighter, brighter contemporary finishes. Cargill Incorporated, a provider of food, agricultural, financial and industrial products and services throughout the world, has renewed its 4,800-square-foot northeast headquarters lease at Glenpointe Centre West in Teaneck, N.J. Located at 500 Frank W. Burr Blvd., Glenpointe Centre West is part of the mixed-used Glenpointe complex, owned and developed by Alfred Sanzari Enterprises of Hackensack, N.J.
The transaction was negotiated in-house by Alfred Sanzari Enterprises. The tenant was represented by Don Sperling of CBRE, Inc.
