LEASES: Caspi announces deals, Eisner & Associates relocates

NEW YORK

Caspi Development announced the following leases at the historic Sanborn Map Building, a 75,000 square foot loft-style office building at 629 Fifth Avenue in Pelham. Steven Caspi, president, made the announcement:

King & King LLP, a construction law practice, leased 1,350 s/f on the first floor. Archie Comic Publications, Inc., now occupies 10,300 s/f on the building’s first floor; Dolphin Equipment Corporation, an HVAC design firm, leased 1,700 s/f of space on the second floor; Capital Projects Consulting, LLC, a construction management firm, leased nearly 1,600 s/f on the second floor; The JFM Group, a fundraising and event management firm, leased approximately 1,450 s/f of space on the first floor.

Keystone Property Group announced a long-term 14,316-square-foot lease with the Westchester Library System at 570 Taxter Road in Elmsford, New York. The lease comprises the property’s entire fourth floor and a portion of the first floor. 570 Taxter is a six-story office building located near the intersection of Routes 87 and 287 in Elmsford, a suburb of White Plains. The full-glass building features a continuous window line, bringing significant sunlight to interior spaces. The well-appointed property contains an elegant lobby with granite flooring, mahogany doors and a cafe.

Ownership was represented by Mack-Cali Vice President of Leasing Carol McGuire and Senior Vice President of Leasing Jeff Warner. The Westchester Library Center was represented by the Jones Lang LaSalle team of Managing Director Chris O’Callaghan and Associate Mark Jacobs.

The law firm of Eisner & Associates, P.C. is relocating to the Financial District after 35 years at 113 University Place in Greenwich Village. Eisner & Associates, P.C. is a full service labor and employment law firm. Eisner & Associates, P.C. is moving to am2,600 s/f office at 39 Broadway, between Exchange Alley and Morris Street.

The new office provides a contemporary headquarters with panoramic views of the Hudson River and space for expansion. Economic concerns were a motivating factor in the decision to relocate. The asking rent at 39 Broadway is $43.00 per square foot as compared to $70.00 at the former location. Additional saving will be realized though the firm’s participation in the Lower Manhattan Commercial Revitalization Plan which offers substantial rent credits to businesses relocating to qualified buildings. Sabre Real Estate Group LLC, a retail brokerage firm servicing New York’s metropolitan region, has arranged a lease in Sayville for Suffolk Federal Credit Union, a nonprofit cooperative financial institution.

Suffolk Federal Credit Union will occupy 2,030 square feet in the Stop and Shop Center in Sayville, located at 191 Montauk Highway. It is expected to open late spring of 2016 and was completed by Melissa Naeder, a director at Sabre, who represented the landlord.

Suffolk Federal is a nonprofit cooperative financial institution chartered in 1967 by the National Credit Union Administration (NCUA). Services include savings, loans, free financial planning, online banking, bill payment, etc.

Naeder is currently seeking regional and local tenants to fill the final vacancies in this Sayville center.

NEW JERSEY

Bussel Realty Corp. (BRC), a leading corporate and industrial real estate services firm in New Jersey, today announced Zeikos Electronics Corporation (“Zeikos”) has fully-leased 19 Progress Street in Edison, New Jersey, a 20,348-square-foot industrial property.

BRC Senior Vice President Herb Zimmerman and Vice President Jeff Goldfinger represented the owner, Torsiello Group, while BRC Senior Vice President Leo Esses represented the tenant.

“Zeikos will utilize the facility for the design, marketing and distribution of its high-performance audio and electronic products,” noted Esses. “The property’s location in Edison offers great access to major highways for reaching its customer base throughout the New York metro area.”

Totaling 20,348 square feet, 19 Progress Street, a standalone building, is in proximity to I-287 with access to the New Jersey Turnpike, Route 1-9, 440 and the Outerbridge Crossing to Staten Island and Brooklyn. The property offers 17-foot ceiling heights, 7,351 square feet of offices and labs, four tailboards and one drive-in, heavy power, and 30 parking spaces.

CONNECTICUT

Jon Angel, President of Angel Commercial, L.L.C., announced the lease of 9,566 square feet of industrial space located at 120 Allen Street in Stratford, Connecticut, to AutoParts International Inc., a Massachusetts-based corporation. AutoParts International is a full-range supplier of replacement parts to the automotive aftermarket for both foreign and domestic nameplate vehicles. Vance Taylor of Commercial Real Estate Group represented the tenant.

Charter Realty announced it has leased space to Sierra Trading Post and they will soon be occupying approximately 25,300sf in the Berkshire Shopping Center in Danbury Connecticut. Dan Zelson of Charter Realty worked with Andrew Crocker of TJX Companies to find this ideal location to place the first Sierra Trading Post retail location in the Connecticut area. The Landlord was represented by David Hawley of Hawley Management Company. Sierra Trading Post will be joining HomeGoods, Marshall’s, Walmart and Staples in the Berkshire Shopping Center located at 67 Newtown Road in Danbury, CT.
