Ivan Hakimian starts new brokerage Hakimian Properties

Broker Ivan Hakimian, who specializes in off-market commercial deals, has left Itzhaki Properties and started his own firm, Hakimian Properties.

“I believe 2011 is going to be an extremely active year in Manhattan real estate, so the timing was very right for me to venture out,” said Hakimian. “The markets definitely picked up.”

Hakimian said he was currently marketing a midtown retail building in an off-market deal, as well as “numerous” multifamily walkup and elevator buildings in Tribeca. He is also working on a hotel development site in midtown Times Square vicinity. Hakimiam also plans to work with other residential buildings, development sites and office buildings, in addition to retail sales.

He is seeking up to eight additional brokers for his company, including “either experienced guys or young blood,” he said.

He recently completed a deal at 1414 Sixth Avenue, which sold for $72 million, where he represented buyer Starwood Capital Group and seller Murray Hill Properties. Starwood plans to convert the troubled 19-story office building, which is mostly empty, into a hotel.

Born on Long Island to Persian parents, Hakimian graduated from Hofstra University with a bachelor’s degree in finance. He developed his negotiation skills as a child and began his career by selling buildings in Soho, representing both buyer and seller.

He has sold buildings at 33rd Street Madison Avenue, 49th Street and Madison Avenue, five buildings on West Broadway in Soho, and the Moondance Diner site on the corner of 60 Sixth Avenue and Grand Street, later developed into the James Hotel.

Other transactions include a building at the corner of 73rd Street and Lexington Avenue and a five-story retail building on 57th Street between Fifth and Sixth Avenues. In 2010, Hakimian sold a 48-unit residential elevator building on 65th Street between Central Park and Lincoln Center, and another 48-unit elevator building on 91st Street between Columbus Avenue and Central Park.

Hakimian attributes his ability to complete deals and down-to-earth personality for his success.
